Choosing where to live in Accra is just as important as choosing what to live in. The right neighbourhood shapes your daily commute, your monthly budget, your safety, and your quality of life. The wrong one can mean hours stuck in traffic or paying premium prices for a lifestyle you don’t actually need.
Whether you’re a young professional, a growing family, a returning diasporan, or an investor, here’s an honest tour of Accra’s key residential areas — what each is known for, and who it suits best.
A quick note on prices: rents and land values shift constantly with the economy and exchange rate, and premium areas are often quoted in US dollars. Rather than chase exact figures, this guide focuses on the character of each area. For current pricing on a specific property, talk to us directly.
Best for: executives, established families, diasporans, and those who want prestige and proximity to the city’s business and lifestyle hubs.
This is Accra’s high-end heartland. East Legon is the social and aspirational centre — restaurants, gyms, schools, and some of the city’s most sought-after homes. Airport Residential and Cantonments offer quieter, leafy, embassy-grade living close to Kotoka International Airport and the central business district.
The trade-off is cost. These areas command the highest rents in the city and frequently ask for two to three years’ advance, often in dollars. If budget allows, you get convenience, status, and strong long-term property value.
Best for: working professionals and families who want modern housing with slightly easier pricing than the premium belt.
Spintex Road is one of Accra’s busiest residential-commercial stretches — apartments, plazas, supermarkets, and easy access to both the airport area and Tema. Tema itself, with its organised community layout (the famous numbered “Communities”), offers structured neighbourhoods, industrial-area jobs, and proximity to the port.
The main consideration here is traffic. Spintex and the Tema Motorway can be punishing at rush hour, so factor your commute into the decision.
Best for: families and first-time buyers who want more space and value for money, and are happy to live a little further out.
This is where a lot of Accra’s real growth is happening. Adenta and Madina are bustling, well-connected suburban hubs with everything from markets to schools. East Legon Hills has boomed as an affordable extension of the East Legon name, popular for new builds and land purchases. And Abokobi — home to our own Oak Villa Estate office — offers a calmer, greener, fast-developing environment that’s drawing families and investors looking to get in early.
You generally get more house (or land) for your money out here. The trade-off is distance from the central business district and reliance on the main roads into town.
Best for: budget-conscious renters and buyers, and those working on the western side of the city.
Dansoman is one of Accra’s largest and most established residential areas — lively, well-served, and more affordable than the eastern premium belt. Further out, Kasoa (technically in the Central Region but firmly within Accra’s commuter orbit) has exploded in popularity for affordable land and housing.
Affordability is the headline. The trade-off, again, is the commute — the western corridor into central Accra can be congested, so weigh how often you’ll need to make that trip.
Best for: young professionals, singles, and anyone who wants to be in the middle of the action.
Osu is Accra’s nightlife and lifestyle capital — restaurants, bars, shops, and the beach all within reach. Labone offers a more residential, upscale feel right beside it, while Ridge sits central and prestigious near the city’s institutions. You pay for the location and the lifestyle, and space is tighter, but nothing beats being minutes from everything.
